The biggest advantage of epoxy floor coating is that it is non-toxic, which eliminates concerns about exposure to toxic chemical fumes from car exhaust. Since epoxies are also non-abrasive, they are safe to use around children and pets. The commercial floor coating comes in two basic forms, based on the amount of urethane they contain. In a two-part system, the lower half is a clear, colored urethane layer, while the urethane upper layer is a clear epoxy. Two parts are necessary because some kinds of coating tend to crack or break up after being exposed to certain conditions. The first, lower urethane layer is meant to resist moisture. In the case of urethane based coatings, the top coating also acts as a protection layer against moisture, thus decreasing wear and tear on the concrete floor. In order to apply one-part coating, you need to prepare the surface you will be coating. A mild detergent, like dish soap, is needed, along with a scrub brush with stiff bristles. The scrub brush can be replaced with a fine-grit soft abrasive wheel, if necessary. Some products require scrubbing in circular motion in order to loosen and remove surface contaminants. In most polyurea floor coating systems, a light application of coating is all that is needed. However, if the area to be covered needs more work or complex treatments, then more substances are needed to give the surface an extra layer of protection. Generally, epoxy flooring systems comprise a base coat to act as a base for the additional coats of paint or other substances. This provides a smooth surface that is protected from potential damage. After the surface has been cleaned and any contaminants removed, the surface may need additional preparation. The application of a clear, colorless urethane layer is usually the most difficult step in this process. Urethane provides the basis for a durable finish that is scratch, dent, and impact resistant. It can also be cured through heat or cold methods, depending on its viscosity. There are many products available that provide an easy, clean, professional look for garage floors. You can choose from two basic styles of paint coatings: clear and 100 percent solids epoxy floor coatings. Clear coatings provide a solid, non-reflective surface that is durable against oil and grease spills, but not so strong as a urethane coating. These paints are available in a variety of finishes, from flat to gloss. They are relatively easy to apply, even for those not accustomed to do-it-yourself projects.
